Why work with a licensed real estate advisor in Quintana Roo
The Riviera Maya real estate market has grown at an extraordinary pace in recent years. That growth brought opportunities, but also players without the necessary training or regulation. To protect buyers and sellers, the State Government of Quintana Roo, through SEDETUR (the State Tourism Secretariat), established the State Registry of Real Estate Professionals, commonly known as the real estate license (matrícula inmobiliaria).
This regulation, in force since 2023, requires every real estate agent or advisor operating in the state to hold this registration. However, to date, a significant portion of the market continues to operate without it. Knowing how to tell licensed advisors from unlicensed ones can make the difference between a successful transaction and a costly legal problem.
What exactly is the real estate license?
The real estate license in Quintana Roo is an official registration certifying that a professional in the sector meets the following requirements set out in the Law for the Professional Practice of Real Estate in the State of Quintana Roo:
- Accredited training in real estate (courses recognized by SEDETUR or AMPI)
- Submission of personal and professional documentation to the state authority
- Acceptance of the sector's Code of Professional Ethics
- Periodic renewal of the registration to keep it current
The license number is public and can be verified on the official SEDETUR Quintana Roo portal. Anyone can look it up before signing a contract or handing over a deposit.
Why does the license matter so much?
The answer is simple: legal protection. A licensed advisor is subject to a regulatory framework that sets out obligations, prohibitions and penalties for malpractice. In the event of a dispute, the buyer or seller has an official body with which to file a formal complaint.
An unlicensed advisor operates in a legal vacuum. They are not bound by any verifiable code of conduct, cannot be sanctioned by SEDETUR and, in cases of fraud or negligence, the only recourse is the general court system, which in Mexico can be slow and expensive.
In addition, the license implies a certified minimum level of training. The Riviera Maya real estate market has complex particularities: the federal maritime-terrestrial zone, fideicomisos (bank trusts), adjacent ejidos (communal lands), SEMARNAT environmental regulations and municipality-specific zoning, among others. An advisor without adequate training can, with the best of intentions, steer you wrong on any of these issues.
AMPI and its role in the industry
AMPI (the Mexican Association of Real Estate Professionals) is the most recognized professional body in Mexico's real estate sector. AMPI membership does not replace the state license, but it complements it: it entails an additional layer of ethical commitment, access to continuing education and membership in a network of professionals with verifiable standards.
An advisor who is an active AMPI member and also holds a SEDETUR license is, in practical terms, the strongest profile you can find in the Quintana Roo market.
At L'Agence MX, all of our advisors meet both requirements. We believe regulation is not an obstacle but a guarantee for our clients. You can verify our credentials at any time, and our team will be happy to provide you with the corresponding registration numbers.
How to verify an advisor's license
- Ask the advisor directly for their license number
- Go to the official SEDETUR Quintana Roo portal and look up the registration in the State Registry of Real Estate Professionals module
- Check directly with the nearest AMPI chapter if the advisor claims to be a member
- If in doubt, ask to see the physical copy of the current license showing its expiration date
If an advisor cannot provide their license number or is evasive when asked, that is a red flag you should not ignore.
The market is growing, and so is regulation
Driven by the Tren Maya, Tulum International Airport and new FONATUR developments in the region, the Quintana Roo real estate market will continue to expand. That expansion brings more players, more projects and more international capital. In this context, the real estate license plays an increasingly important role as a quality filter.

Frequently asked questions about the real estate license in Quintana Roo
A common question is whether the SEDETUR license applies only to individuals or to companies as well. The answer is that it applies to both: individual advisors as well as real estate companies operating in the state must be registered. Another common question is whether a license from another Mexican state (for example, Jalisco or Mexico City) is valid in Quintana Roo. The answer is no: the registration must be specific to the state of Quintana Roo to be valid before the local SEDETUR. This matters because many advisors working in the Riviera Maya come from other cities and may hold registrations in their home states but not in Quintana Roo.
To verify that your real estate advisor is licensed, check the official directory of AMPI (Mexican Association of Real Estate Professionals).
