Why Delivery Day Is So Important

Delivery day is one of the most exciting but also most critical moments. The acceptance certificate you sign has important legal implications: in many contracts, once signed without observations, the buyer accepts the property as-is, significantly reducing their ability to claim subsequent defects.

Before Delivery Day: Preparation

• Review the contract to understand exactly what should be included
• Have the technical annex with material specifications on hand
• Consider hiring an independent surveyor for the inspection
• Bring a camera or use your phone to document everything with photos and video
• Allow sufficient time (minimum 3–4 hours for a complete review)

DELIVERY DAY CHECKLIST

A. Structure and Exterior

• Cracks in exterior walls; visible leaks on terraces, balconies or ceilings
• Windows and doors: correct opening, hermetic seals, no glass scratches

B. Floors and Tiles

• Level floors; tiles without breaks or cracks; verify material matches contract spec

C. Electrical Installations

• Test ALL switches and outlets; verify electrical panel labeling; test A/C

D. Plumbing and Sanitary

• Test all faucets (cold and hot); water pressure at all points; toilets, shower, under-sink leaks

E. Kitchen

• Cabinet doors and drawers without scratches; test appliances if included; sink installation without leaks

F. General Finishes

• Paint: no stains or drips; ceilings: no moisture stains; interior doors: hinges, locks, alignment

G. Amenities

• Pool: clean water, filtration, lighting; gym: equipment working; lobby finishes as promised

What to Do if You Find Defects

• Document with dated photos and video
• Record everything in the delivery certificate (never sign without observations if defects exist)
• Get written commitment from the developer to correct within a defined timeline
• Do not sign the full acceptance certificate until defects are corrected or there's a clear agreement
