Results by Station
Cancún station: Moderate impact (+3–5% vs city average). Market was already mature; the train was not a major catalyst.
Playa del Carmen station: The biggest relative winner (+8–12% in 5km radius). Properties in Playa's north zone — previously considered "far from center" — significantly improved perceived accessibility, now 5–10 minutes by bike from the station.
Tulum station: Effect difficult to isolate from the concurrent airport inauguration. Combined infrastructure impact: +18–25% since 2023. Train contributes an estimated 8–10 percentage points of that total.
Intermediate stations: Surprising +15–22% appreciation in their influence zones. These municipalities went from "between destinations" to being on the real estate map with reasonable access to all Riviera Maya destinations.
