In short: real estate crowdfunding lets you invest in Riviera Maya projects from about $5,000 MXN, through platforms authorized by the CNBV under Mexico's Fintech Law. It does not make you an owner: you buy a financial stake in a project. Published returns range from 8% to 25% a year in pesos depending on the model, with project, platform, liquidity and currency risks you should understand before investing.
What is real estate crowdfunding and how does it work?
It is a model in which a digital platform pools capital from many investors to finance, acquire or develop a property. Each investor receives a stake proportional to their contribution and returns in the same proportion.
Returns can come from the property's rent (recurring income), from appreciation when it is sold (capital gain) or from a combination of both. The platform handles everything, from presenting opportunities to distributing returns.
The key distinction: you do not buy an apartment or get registered as an owner in the Public Property Registry. You are an investor in a financial structure whose underlying asset is a property or a development. That defines your rights, your liquidity and your risk.
Not everyone has $200,000 USD to buy an apartment in Tulum, where a whole property can cost between $200,000 and $500,000 USD. Crowdfunding is a way to take part in that market with much less capital.
Is real estate crowdfunding legal in Mexico?
Yes. The Law to Regulate Financial Technology Institutions (Fintech Law), in force since 2018, sets the legal framework for crowdfunding platforms, including real estate. To operate, they must obtain authorization from the National Banking and Securities Commission (CNBV).
Since then, regulation has been strengthened and gives investors more legal certainty. Authorization does not eliminate risk, but it does guarantee supervision, transparency and protection that informal platforms lack.
Before investing, confirm that the platform is authorized and registered as a financial institution; CONDUSEF is also the body that can guide you or receive your complaint as a user of financial services.
Which platforms operate in Mexico?
The three best known, according to the information they have published, are:
- 100 Ladrillos. A pioneer and one of the largest in the segment, with commercial and residential properties. You buy and sell "bricks," that is, fractions of a property that is already built and operating; rent is distributed proportionally. Minimum ticket from $25,000 MXN and a secondary market to sell your stake to other investors.
- Briq.mx. Authorized by the CNBV and focused on financing developers, with debt and co-ownership models. Tickets from $5,000 MXN and reported returns of 14% to 20% a year in pesos. It has taken part in projects in Tulum and Playa del Carmen.
- M2Crowd. Founded in 2017, one of the first to obtain CNBV authorization. It uses a debt model: fixed return of 12% to 18% a year in pesos, terms of 12 to 36 months and tickets from $5,000 MXN. It has funded projects in Cancún, Playa del Carmen and Mérida, among other cities.
There are also emerging platforms focused on the Riviera Maya. Conditions change often: always verify the authorization and current terms directly with each platform.
How much can you earn with real estate crowdfunding?
It depends on the model. These are the ranges observed on regulated platforms between 2023 and 2025, in Mexican pesos:
| Model | Annual return | Term | Risk |
|---|---|---|---|
| Debt (loan to the developer) | 12% to 18% | 12 to 36 months | Medium |
| Co-ownership or rental | 8% to 14% | 24 to 60 months | Medium-low if the property is already built and rented |
| Appreciation (buy, develop, sell) | 15% to 25% if executed as planned | 18 to 48 months in the Riviera Maya | High |
In debt deals, the return is fixed regardless of how the project sells, but it depends on the developer's ability to pay. In appreciation deals, the term depends on how fast units sell.
Mind the currency: if your base is the dollar or the euro, a weaker peso reduces your effective return. You can follow the exchange rate at Banco de México and read more in our guide on the exchange rate and real estate investment.
What risks should you know about?
Real estate crowdfunding is not a bank deposit or a CETE (Mexican Treasury bill). The main risks are:
- Project risk: the development is delayed, costs more or does not sell as projected. In the Riviera Maya, delivery delays of 6 to 18 months are common.
- Platform risk: even if regulated, it can run into financial trouble and, if it goes bankrupt, recovering capital can be complex. Regulation requires investor funds to be kept separate from the platform's; check that this is done.
- Liquidity risk: unless the platform has a secondary market, your money stays committed until the project ends.
- Control risk: operating decisions are made by the platform or the developer, not by you.
- Regulatory risk: the Fintech Law sets annual investment limits per person for non-sophisticated investors (around $720,000 MXN), which limits diversification.
In addition, returns are usually lower than those of a well-managed direct property. If the project is a pre-sale, also review the legal guarantees available when buying off-plan.
How is it different from fractional ownership?
They are not the same. Fractional ownership gives you a property right over a portion of the real estate, usually with personal use for a few weeks a year. Crowdfunding gives you a financial right: a share of the returns, with no use and no registered ownership.
| Aspect | Real estate crowdfunding | Fractional ownership |
|---|---|---|
| What you acquire | Financial right over a project | Property right over a fraction of the real estate |
| Typical ticket | From $5,000 MXN | Generally $50,000 to $100,000 USD |
| Personal use | No | Yes, for some weeks a year |
| Recurring costs | No | Maintenance and management |

Who is real estate crowdfunding right for?
It is a good option if you want exposure to the Riviera Maya market with little capital, if you are evaluating the market before buying a whole property, if you want to diversify across several projects, areas and stages, or if you prefer a passive investment.
It does not replace direct ownership in control or return potential, but it complements it. With the same capital as one property, you can spread risk across several projects. And when you are ready for the next step, compare options with our guide on which type of property is most profitable.
Frequently asked questions
How much do I need to start investing?
On platforms such as M2Crowd and Briq, from $5,000 MXN (about $280 USD); on 100 Ladrillos, from $25,000 MXN (about $1,400 USD). Some tourism projects ask for amounts close to $1,000 USD.
Can I invest as a foreigner?
It depends on the platform. Some require a Mexican RFC (tax ID), which is obtained from the SAT and usually implies tax residence in Mexico; others accept foreigners with a passport and proof of address from their home country. Check the requirements before opening your account.
What happens if the developer does not finish the project?
In the debt model, the platform can enforce collateral, such as a mortgage on the land or the project, to recover the funds. In co-ownership, the risk falls more directly on you. Regulated platforms must disclose each project's risks before you invest.
Can I sell my stake before the term ends?
Only if the platform has a secondary market, such as 100 Ladrillos. On most platforms, your capital stays committed until the end of the project.
