In short: Corasol is a 236-hectare private luxury community on the north side of Playa del Carmen, with Caribbean frontage, Nick Price's Gran Coyote golf course and Costa Beach Club. It brings together apartments, villas and residential lots from different projects, with architecture by firms such as Sordo Madaleno and CUAIK. In current listings, entry prices start at around MXN 6.9 million for apartments and MXN 7.2 million for lots.
What is Corasol and why is it compared with Mayakoba?
Corasol is a low-density master-planned development in Playa del Carmen that combines homes, hotels, golf, a beach club and extensive green areas. If Mayakoba set the standard for luxury real estate in the Riviera Maya over the last decade, Corasol aims to be the benchmark for the next one.
According to the development's information, it is backed by Grupo Salinas through its real estate arm, Origina. It is not a single project but an ecosystem of residential projects, each with its own identity and architecture firm.
Its concept is understated luxury: privacy, controlled access, 24-hour security and world-class services, in a setting where nature takes center stage.
Where is Corasol?
Corasol is on the north side of Playa del Carmen, along the Cancún-Tulum federal highway. That location gives it:
- Direct access to the Caribbean Sea, with more than 1 km of beachfront.
- About 30 minutes to Cancún International Airport, operated by ASUR.
- About 10 minutes to downtown Playa del Carmen and Fifth Avenue.
- Proximity to Mayakoba and other established luxury developments.
What amenities does the community offer?
Corasol's three major amenities are golf, the beach club and the natural parks. Each one adds value both for living and for renting.
Gran Coyote Golf
It is an 18-hole, par-71 championship course designed by Nick Price, a three-time Major winner and World Golf Hall of Fame member. It blends into a landscape of jungle, mangroves, lagoons and cenotes. If you are interested, read our guide to golf in the Riviera Maya.
Costa Beach Club
The developer presents it as the largest beach club in Latin America. Listings describe it as roughly four hectares on the Caribbean with more than 120 linear meters of beach, featuring family and adults-only pools, restaurants, a spa, a gym, a Kids Club and an Owners Club reserved for owners. Access is governed by memberships with conditions specific to each project.
The Park, cenotes and Downtown Corasol
The Park brings together padel, tennis, pickleball and basketball courts, plus a water park and family activities. The master plan preserves cenotes and native vegetation, linked by trails. A Downtown Corasol is also planned, with a café, pharmacy, shops, an open-air auditorium and the golf clubhouse.

What is each project like?
Punta Laguna has four 12-story towers next to the golf course. Its three-bedroom layouts measure 104 m² (two bathrooms) and 125 m² (three bathrooms), with a private terrace. It adds the Laguna and Oasis pools, a dock, gym, yoga area, padel, pickleball, Kids Club, Teens Hall and coworking.
The Village, designed by Sordo Madaleno and recognized by Interior Design Magazine and the Architecture MasterPrize, covers about five hectares with a Sky Gym, roof bar, cenote pool, jungle cinema, organic garden and pet spa.
Costa Residences, by CUAIK Arquitectos, brings together 66 residences in six beachfront buildings, from three-bedroom apartments to six-bedroom pentgardens. Palm Villas, by Sordo Madaleno, are 35 three-level villas with private pools and views of the golf course or the jungle.
For lots, La Escondida offers 53 plots with design proposals by Sordo Madaleno, Artigas Arquitectos and Bernard + Peschard, and El Amate offers plots overlooking holes 15 and 18, 350 meters from the sea. In both, you build your own project following the community's guidelines.
Who designs Corasol's architecture?
Corasol brings together several of Mexico's most renowned firms, which keeps it from being a uniform complex:
- Sordo Madaleno: responsible for the master plan and key designs such as The Village and Palm Villas.
- CUAIK Arquitectos: tropical luxury specialists and authors of Costa Residences.
- Artigas Arquitectos: known for integrating architecture and landscape.
- Bernard + Peschard: with residential proposals for La Escondida lots.
Is Corasol a good investment?
Corasol is in an active development phase, so several projects are still sold pre-construction. Experience in the Riviera Maya shows that master-planned developments of this scale tend to appreciate as amenities are completed and the community matures, although this is not guaranteed.
The backing of a corporate group reduces developer risk, but each project should be reviewed separately: contract, delivery dates and the conditions of the beach club and golf membership.
Because Corasol lies in the restricted zone, foreign buyers purchase through a bank trust (fideicomiso), under Article 27 of the Constitution and the Foreign Investment Law.
How does it compare with other premium areas?
| Comparison | Key difference |
|---|---|
| Corasol vs. Mayakoba | Mayakoba has a proven track record; Corasol offers lower entry prices and greater appreciation potential in the medium term. |
| Corasol vs. Playacar | Playacar is a mature community with proven appreciation; Corasol is newer, with next-generation amenities. |
| Corasol vs. Aldea Zamá (Tulum) | Different markets: Tulum attracts digital nomads; Corasol, luxury lifestyle buyers. |
