In short: a well-managed one-bedroom apartment in the Riviera Maya can deliver an estimated net return of 6% to 11% per year, depending on the area. Tulum has the highest rates but more volatility; Playa del Carmen and Cancún offer steadier occupancy. Between commissions, management, maintenance and taxes, costs take a large share of gross income, so location, property type and management make the difference.
Is Airbnb profitable in the Riviera Maya?
Yes, but not with any property or in any area. The Riviera Maya is one of the most active short-term rental markets in Latin America: according to market estimates, it has more than 50,000 active listings on platforms such as Airbnb and VRBO, and in high season demand exceeds supply.
Airbnb turned what used to be a boutique-hotel niche into an activity open to individual owners. A single well-located property can generate significant income.
Still, "favorable" does not mean "easy." The difference between an apartment at 60% occupancy and one at 85% can be tens of thousands of dollars a year. Data platforms such as AirDNA help you cross-check occupancy and rates before buying.
How much does an Airbnb earn in each destination?
These are estimates for a one-bedroom apartment. Gross income is calculated as average daily rate (ADR) × 365 nights × annual occupancy.
| Destination | ADR | Annual occupancy | Estimated gross income | Estimated net return |
|---|---|---|---|---|
| Tulum (Hotel Zone) | USD 180-280 (1-2 bed) | 72-78% | ~USD 57,500 (ADR 210, 75%) | 8-11% |
| Playa del Carmen (5th Avenue, north end) | USD 110-160 | 70-76% | ~USD 34,600 (ADR 130, 73%) | 7-9% |
| Cancún (Hotel Zone) | USD 120-180 | 74-80% | ~USD 40,800 (ADR 145, 77%) | 7-10% |
| Puerto Morelos | USD 90-130 | 65-72% | ~USD 26,800 (ADR 108, 68%) | 6-8% |
Net return is calculated after operating expenses. These are reference figures: each property should be assessed against its purchase price, costs and management strategy. To go further, see our analysis of vacation rental ROI in the Riviera Maya.
Which area suits your investment profile?
It depends on whether you prioritize steady cash flow or high rates. Each market has a different buyer and guest:
- Playa del Carmen: the deepest market. Fifth Avenue, the nightlife and proximity to Cancún airport sustain demand all year. Along the Fifth Avenue corridor (between 1st and 46th streets), occupancy reaches 80-90% in high season and 60-70% in mid-season. Properties with ocean views or private beach access charge 20% to 40% more than the area average. Diverse guests: digital nomads, families and couples.
- Tulum: premium and fastest-growing. Luxury properties can charge USD 500 to 1,500 per night in high season, but seasonality is sharper and low seasons are weaker. High competition calls for specialized management and differentiated properties (cenote, architectural design).
- Cancún Hotel Zone: high occupancy, intense competition. It has the region's highest occupancy, 85-92% in high season, with corporate and group demand that balances the low season. Large all-inclusive hotels push down rates for independent properties, and purchase prices are high.
- Puerto Aventuras: a high-value family niche. A gated marina community south of Playa del Carmen, sought by high-income families for its security, marina, golf and snorkeling. Villas with marina or beach views rent from USD 400 to 1,200 per night, with occupancy concentrated in certain seasons.
- Puerto Morelos: quiet and family-oriented. Less competition than Tulum or Playa del Carmen and steady growth.
In short: for predictable cash flow, Playa del Carmen; to maximize high-season upside, Tulum.
How does seasonality affect occupancy?
A lot: it is the critical factor. The Riviera Maya has pronounced seasonality, and occupancy can drop from over 90% to half that depending on the month.
| Season | Period | Occupancy |
|---|---|---|
| High | December 15 to January 15, Holy Week and July-August (in Playa del Carmen it runs from December to March) | 85-95%, with ADR up to 2 times the annual average |
| Mid | October-November and February-March | 70-80% |
| Low | May-June | 50-65% |
Add to this sargassum, the seaweed that reaches the beaches mainly between May and October. Mexico's Navy (SEMAR) coordinates containment efforts. Properties with private pools or on naturally protected beaches cope better, so factor it in when choosing.
Which costs eat into the margin?
The gap between gross and net income is substantial. These are the main costs to consider:
| Item | Estimated cost |
|---|---|
| Airbnb/VRBO commission (host side) | 3-5% of income |
| Full-service property management | 20-30% of gross income |
| Cleaning (if not included by the manager) | USD 60-120 per cleaning |
| Supplies and consumables | USD 30-60 per guest |
| Preventive and corrective maintenance | USD 2,000-5,000 per year |
| HOA fee | USD 100-500 per month |
| Electricity, water and internet | USD 150-400 per month |
| Taxes (ISR and VAT withheld by the platform) | Around 20% of gross income |
Some managers charge a fixed monthly fee plus a variable percentage. Compare at least three options before deciding. For an example of full-service management, see our property management service: L'Agence manages more than 30 vacation rental properties and is an Airbnb Superhost.
How can you maximize your Airbnb return?
With dynamic pricing, several channels, a differentiated property and professional management from day one.
- Dynamic pricing: tools such as PriceLabs or Wheelhouse adjust rates to local demand. According to industry estimates, owners who use them beat average occupancy by 8 to 12 percentage points, and they are key to not losing revenue in low season.
- Multiple channels: also list on VRBO and Booking.com and build a direct booking channel, which can account for 20-30% of bookings at well-positioned properties and reduces commissions.
- Differentiation: a private cenote, rooftop with hot tub, standout design or ocean view lift ADR by 30% to 50% over standard properties in the same area. A private or exclusive pool raises it by 25% to 40%.
- The basics, done well: quality air conditioning, a full kitchen, professional photos, fast replies to inquiries and active review management.
- Professional management from the start: it speeds up positive reviews, optimizes pricing and occupancy, and in most cases pays for itself.
Which taxes and permits do you need to rent on Airbnb?
You need an RFC tax ID and must comply with platform withholdings, the lodging tax, municipal registration and your condominium rules. Operating without them can lead to SAT fines, listing cancellation or disputes with the municipality.
- Digital platform regime (SAT): since 2020, Airbnb has withheld VAT and ISR from hosts in Mexico and paid them to the SAT. The ISR withholding is provisional and governed by Article 113-A of the Income Tax Law. The owner must still file an annual return and can credit the amounts withheld. You need an active RFC and an accountant familiar with this regime.
- Lodging tax (ISH): the state of Quintana Roo charges 3% on the lodging rate. Airbnb collects it and remits it to the state government, but it affects the guest's final price.
- Municipal registration: in Solidaridad (Playa del Carmen), Benito Juárez (Cancún) and Tulum, owners who rent regularly must register the property with the municipal economic development office. Requirements usually include an RFC with lodging or digital platform activity, deeds or a contract proving ownership, official ID and, in some developments, a civil protection report and land-use certificate.
- Condominium rules: many developments restrict short-term rentals. Check that the rules allow it and, if needed, get formal authorization from the administration. Some luxury developments in Tulum and Playa del Carmen charge an extra fee on rental income.
The regulatory details are in our guide to vacation rental regulations in Quintana Roo and in how to report vacation rental income as a foreigner.
Frequently asked questions
How much does a property management company charge in the Riviera Maya?
Usually between 20% and 30% of gross income, depending on the level of service. Some combine a fixed monthly fee with a variable percentage.
Is Airbnb or VRBO better for the Riviera Maya?
Airbnb has greater visibility and dominates the Latin American market; VRBO is preferred by North American families, with higher spending per booking. Listing on both is the best strategy to maximize occupancy.
How many reviews do I need for my listing to rank well?
According to industry estimates, properties with more than 20 positive reviews get 40% to 60% more visibility on Airbnb. The first year is critical: earn reviews through good hospitality, not gifts or discounts, which violate the platform's terms.
Can I manage my Airbnb from abroad?
Yes, but it is wise to have a trusted person or a local company for emergencies, check-ins and maintenance. Fully remote management works best for experienced owners with well-defined processes. We share tips in how to manage your Airbnb from abroad.
