In short: Mahahual is a coastal town on the Costa Maya, in southern Quintana Roo, facing the Mesoamerican Reef System. Its prices are still those of an emerging market (beachfront land at USD 400 to 800/m², versus USD 3,000 to 8,000/m² in Tulum) and its demand is driven by the cruise port and dive tourism; on the other hand, it's far from Cancún and formal supply is limited.
Where is Mahahual and what makes it different?
Mahahual is on the Costa Maya, about 350 km south of Cancún. It's a fishing village with sandy streets, fewer than 3,000 permanent residents and a 1.5 km seafront promenade.
Its big difference is the reef. Mahahual faces the Mesoamerican Reef System, the second longest in the world, which gives it turquoise water and a natural barrier that protects its beaches from erosion.
Its distance from the big tourist centers has been its main obstacle, but also its appeal for those seeking authenticity. Many describe it as what Tulum was 10 or 15 years ago: a beautiful, quiet and still affordable destination. Learn more on our Mahahual page.
How much do properties cost in Mahahual?
Prices still reflect an emerging market. According to market estimates, equivalent properties in Tulum cost 2 to 3 times more.
| Property type | Reference range |
|---|---|
| Beachfront land | USD 400–800/m² (lots from about USD 80,000) |
| Land about 500 m from the sea | From USD 80–150/m² |
| Mid-range condo | USD 80,000–180,000 |
| Operating boutique cabin | From about USD 150,000 |
| Beachfront house or cabin | USD 150,000–400,000 |
| Ocean-view residence with modern finishes | USD 250,000–450,000 |
As for appreciation, market estimates point to 8% to 12% per year over the last three years. Some regional analysts project higher figures for the coming years, driven by cruises, infrastructure and eco-tourism, but these are projections, not guarantees: treat them with caution.
What drives tourist demand in Mahahual?
The main engine is Puerto Costa Maya, one of the most modern cruise ports in the Mexican Caribbean. According to estimates, it receives between 300 and 400 cruise ships a year and more than 500,000 passengers, mainly from lines such as Carnival, Royal Caribbean and Norwegian.
That flow generates daily demand for snorkeling, kayaking and local restaurants, sustains a service economy and has created basic infrastructure that other emerging destinations take decades to develop.
The second engine is nature tourism:
- A coral reef just meters from the shore, reachable by snorkeling from the beach, with 20 to 30 meters of visibility.
- Abundant marine life: turtles, rays and colorful corals, plus manatee sightings.
- Banco Chinchorro, one of the great reef complexes of the Caribbean, off the coast.
- Cenotes and underwater caves in the surrounding area.
- The Sian Ka'an Biosphere Reserve, a World Heritage Site, in the region.

What infrastructure is being developed on the Costa Maya?
The Costa Maya is part of tourism development plans, although many of the improvements are still projects. It's worth following them closely before basing an investment on them.
- Road: improvements to federal Highway 307 have been announced, and the Government of Quintana Roo has committed to improving connectivity between Tulum and Mahahual. If it materializes, it would greatly expand the visitor market from the northern Riviera Maya.
- Port: there are plans to expand the cruise port.
- Airport: the nearest is Chetumal, about 160 km away. There are no direct flights to Mahahual.
To get there from Cancún, take federal Highway 307 south; ADO buses connecting Cancún and Chetumal also stop in Mahahual. Plan on several hours of travel.
What type of investment works best in Mahahual?
The formats that best fit the traveler who chooses Mahahual are small and nature-oriented:
- Lots for future development, for those who want to get in early and wait.
- Glamping or eco-lodge properties already in operation, generating income from day one.
- Boutique cabins aimed at wellness and nature tourism.
The typical buyer fits one of three profiles: North American retirees looking for affordable seaside living, diving and snorkeling enthusiasts who want a permanent base, and investors looking to get in before the destination consolidates.
If you plan to rent, you'll need a trusted local manager: the distance makes it very hard to run a vacation rental remotely.
What risks should you check before buying?
The same as in any emerging market, with a few nuances specific to the Costa Maya.
- Distance and logistics: the main challenge. It affects management, maintenance and guest flow.
- Fideicomiso: Mahahual is in the coastal restricted zone, so as a foreigner you buy through a bank trust, under Article 27 of the Constitution and the Foreign Investment Law.
- Enhanced due diligence: in small markets, much of the supply comes from individual owners. Verify deeds, ownership regime, land use and building permits.
- Utilities: confirm internet, water and electricity on the lot before closing.
- Limited formal supply: there are few developments with delivery guarantees and financing.

Mahahual or Bacalar?
They are the two emerging destinations of southern Quintana Roo and appeal to similar buyers, but they offer different experiences: Mahahual is sea and reef; Bacalar is the lagoon of seven colors, about 40 km north of Chetumal.
| Item | Mahahual | Bacalar | Tulum |
|---|---|---|---|
| Main attraction | Caribbean Sea and reef | 42 km freshwater lagoon | Beach, jungle and cenotes |
| Waterfront land (USD/m²) | 400–800 | 600–1,800 | 3,000–8,000 |
| Demand driver | Cruises and diving | Conscious tourism and eco-tourism | International tourism |
Bacalar has stricter zoning (height, buildable percentage and distance from the lagoon) and a market that is also fairly informal. To go deeper, read Bacalar: real estate investment on the lake of 7 colors or visit our Bacalar page.
