In a nutshell: The Zona Sur (South Zone) of Cancún, locally known as Huayacán after its main avenue, is the city's most active residential growth corridor. New family-oriented developments, the lowest entry prices in Cancún, and proximity to the airport. With 4 properties listed as of November 2026, it is the emerging area with the most inventory on the move.
Where is Zona Sur and what is it like?
Zona Sur extends south of Avenida Kabah, along Avenida Huayacán and toward the highway connecting to Cancún International Airport. It borders the downtown super-blocks to the north and the subdivisions approaching the airport zone to the south. From the heart of Huayacán, the airport is 15 minutes away and the Hotel Zone 25 minutes.
The landscape is one of new residential subdivisions with suburban-style houses, neighborhood shopping plazas, schools, playgrounds and bike lanes under construction. It has neither the beach aesthetic nor the glamour of Puerto Cancún, but it has what many Cancún families are after: space, affordable prices and basic services covered.
Who should consider living or investing in Zona Sur?
Zona Sur suits three main profiles. First, Mexican and foreign families working in Cancún who want their own home at a reasonable price. Second, investors targeting long-term rental demand from tourism and airport-sector employees. Third, first-time homebuyers using Infonavit or bank mortgages, since many developments are certified for these financing schemes.
For vacation rental it is not the best choice: the beach is 25-30 minutes away and there are no tourist attractions in the area. Huayacán's strength is stable monthly rent from permanent residents, and Cancún's resident population never stops growing. According to INEGI data, Cancún is one of Mexico's fastest-growing cities by population, and Zona Sur absorbs much of that demand.

What services does Zona Sur have?
Zona Sur infrastructure has improved rapidly with the expansion. There are shopping plazas with supermarkets (Bodega Aurrerá, Chedraui), chain pharmacies, banks and convenience stores. Public and private schools are plentiful: the area has a high density of young families.
The nearest hospital is Hospital General de Cancún, 15 minutes away, with IMSS and ISSSTE clinics in the area. Public transport (urban buses) covers main routes along Avenida Huayacán. Connectivity to Downtown is direct via Avenida Kabah. The Tren Maya station is in Downtown, 15-20 minutes by bus.
What to check before buying in Zona Sur
As a mass-development area, construction quality varies. Visit the site before buying and compare finishes across developers. Verify the subdivision has delivered municipal services (water, drainage, electricity, street lighting) and not just promised ones.
Check whether the house or condo comes with an individual public deed or if the titling process is pending. In new developments, the deed is sometimes delivered months after full payment. Request due diligence reviewing the land status, permits and the developer's solvency. Foreign buyers in Zona Sur generally do not need a fideicomiso because the area falls outside the restricted coastal strip, but confirm with the notary.
Frequently asked questions about Zona Sur
Is Zona Sur safe?
Gated subdivisions with guardhouses are safe. Older neighborhoods have the typical security level of any working-class urban area in Mexico. As in all of Cancún, choosing developments with controlled access is advisable if security is a priority.
Can I get to the beach from Huayacán?
Yes, by car it takes 25-30 minutes to the Hotel Zone. By public transport it takes longer: you need a bus to downtown and then the R1 or R2. It is not practical for daily visits but works for weekends.
Does Zona Sur appreciate in value?
Yes. As Cancún's active expansion zone, prices have risen as shopping plazas, schools and better roads arrive. Appreciation is not as fast as in coastal areas, but it is consistent because it responds to real housing demand, not tourist speculation.
Can I buy with an Infonavit mortgage in Zona Sur?
Yes. Many Zona Sur subdivisions are certified for Infonavit, Fovissste and bank mortgages. It is one of Cancún's most active markets for mid-range housing, facilitating financing access.
What is the difference between Zona Sur and the rest of Cancún?
Price. Zona Sur offers new houses and condos at Cancún's lowest cost. The trade-off is that the beach is far, the setting is not touristic and finishes are more standard than in luxury developments. For long-term living on a moderate budget, it is the city's best option.
