In a nutshell: Cancún's Hotel Zone is the famous 23-km strip between the Nichupté Lagoon and the Caribbean Sea. All-inclusive hotels, restaurants, nightlife and condos with ocean or lagoon views. It is Cancún's most active market for short-term vacation rental, with hotel occupancy above 85% in high season according to SECTUR data from November 2026.
Where is the Hotel Zone and what is it like?
The Hotel Zone is a barrier island shaped like a "7" that connects to the mainland via two bridges: one at Punta Nizuc to the south and another near Puerto Juárez to the north. Kukulcán Boulevard is the single artery running from end to end. Along those 23 km you find chain hotels, beachfront condominiums, malls such as La Isla Shopping Village and Forum by the Sea, and some of Mexico's best-known nightclubs.
The atmosphere is tourist-oriented by nature. The beach is public along the entire Mexican coast, but access is usually through hotels or via marked public access points. Beaches like Delfines, Chac Mool and Tortugas are the most popular. The Nichupté Lagoon offers water sports such as kayaking, paddleboarding and jet skiing.
Who should consider living or investing in the Hotel Zone?
The Hotel Zone is Cancún's number-one spot for vacation rental. If your goal is to maximize occupancy and nightly rate, this is where the market runs deepest. Ocean-view condos in towers like Lahia, Cancún Towers or Emerald rent on platforms such as Airbnb and Booking at rates ranging from 100 to 500 USD per night depending on the season and the view.
For year-round living it is less practical: the environment is noisy, supermarket and restaurant prices are tourist-level, and boulevard traffic gets congested in high season. Those seeking permanent residence with beach access usually prefer Puerto Cancún or Costa Mujeres.
How much does it cost to buy in the Hotel Zone?
As of November 2026 there is 1 active property in our inventory, but historically the Hotel Zone is Cancún's most dynamic market. One-bedroom lagoon-view condos start around 200,000 USD. Two-bedroom ocean-view units sit between 350,000 and 800,000 USD. Beachfront penthouses exceed one million dollars.
Inventory moves fast. Check the Cancún properties to see what is available today.
What services does the Hotel Zone have?
Everything a tourist or temporary resident needs is on the boulevard: supermarkets (Chedraui Selecto, Soriana), pharmacies, banks, restaurants of all kinds and shopping malls. Hospital Galenia and Hospital Amerimed are 15 minutes toward downtown. International schools are not inside the zone, but those in Cancún Centro and Puerto Cancún are 20 minutes away.
Public transport runs along the boulevard on R1 and R2 buses connecting to downtown Cancún. Cancún International Airport is 30 minutes by highway. The Tren Maya station in Cancún Centro connects to Playa del Carmen and Tulum.
What to check before buying in the Hotel Zone
Much of the Hotel Zone sits on federal maritime-terrestrial zone land. Verify whether the property holds a federal zone concession and on what terms. Some condominiums sit on concession land, not fee-simple ownership, which changes the legal framework and resale value.
Foreign buyers need a bank trust (fideicomiso). Check the condo bylaws: some older buildings have rental restrictions or delinquent maintenance fees. Request due diligence that verifies the federal concession status, outstanding debts and the existing trust status if buying a resale.
Frequently asked questions about the Hotel Zone
Is the Hotel Zone beach private?
No. All beaches in Mexico are public by law. Hotels cannot block access. However, marked public access points are sometimes hard to find. Playa Delfines, Playa Tortugas and Playa Chac Mool have parking and free access.
Is buying for Airbnb in the Hotel Zone profitable?
Yes, as long as the building allows it and maintenance fees do not eat into margins. High-season occupancy (December through April) exceeds 85%. In low season (May through October) it drops to 50-60%, but rates adjust. Gross annual returns typically range from 6 to 10% depending on location and view.
Are there hurricanes in the Hotel Zone?
Hurricane season runs June through November. Cancún was hit by Hurricane Wilma in 2005 and infrastructure was rebuilt to higher standards since. Modern buildings are designed to withstand Category 5 winds. Hurricane insurance is mandatory on any mortgage.
Can I walk to everything in the Hotel Zone?
Not really. The strip is 23 km long and sidewalks are not continuous. To get from one end to the other you need a car, taxi or bus. Within a 2-3 km stretch you can walk, but pedestrian infrastructure is not the best.
