Región 8, Tulum Guide: The Town, Low Prices and Local Rentals

Blog→Región 8, Tulum Guide: The Town, Low Prices and Local Rentals

In a nutshell: Región 8 is the heart of Tulum town, where daily life, markets, street food and local businesses happen. It is the zone with the lowest entry prices and the least touristy on this list. There are 4 active properties as of November 2026. It suits buyers who want long-term rentals to local residents and workers, or anyone who wants to live immersed in real Mexican life.

Where is Región 8 and what is it like?

Región 8 is Tulum's downtown, bounded by the federal highway to the east and Avenida Cobá to the north. Here you will find the central park, the church, the municipal hall, public schools and the market where locals buy fruit, meat and tortillas every day. The beach is about 20 minutes by car; Tulum International Airport is around 15 minutes away.

The atmosphere is completely different from the development zones. Streets are narrow, with speed bumps, corner shops, mechanic workshops, taco stands and the constant hum of mototaxis. It is not glamorous, but it is authentic. This is where the people who staff the hotels, restaurants and construction sites of the tourist corridor actually live.

Who should consider living or investing in Región 8?

Región 8 is not for the buyer looking for Airbnb-style vacation rental. It is for someone who understands that Tulum needs housing for its local population and wants to capture that market. Apartments and houses here are rented long-term (6- to 12-month leases) to hospitality workers, teachers, government employees and local families. Demand is constant because affordable housing in Tulum is in short supply.

It also works for budget-minded expats who want to live in the real Mexico, not inside the tourist bubble. And it is an entry point for investors seeking properties under 200,000 USD.

How much does it cost to buy in Región 8?

As of November 2026 there are 4 active properties. Prices in Región 8 are the lowest in Tulum: you can find houses and apartments at price points that simply do not exist in any of the newer development zones. Inventory is limited because most properties belong to local owners who do not always list on real-estate portals, so what appears online is only a fraction of what is available.

What services does Región 8 have?

As the town center, Región 8 has Tulum's oldest and most complete infrastructure. CFE electricity without frequent outages, municipal water with good supply, drainage connected to the sewer system, and fiber-optic internet from Telmex and izzi. There are public preschool-through-secondary schools, the municipal health center, and pharmacies on nearly every block.

The municipal market and supermarkets on Avenida Cobá are within the zone. Banks, ATMs, gas stations and workshops of every kind are present. Public transport works well: colectivos leave the center for Playa del Carmen, Cancún and Felipe Carrillo Puerto frequently. For municipal demographics and statistics, INEGI publishes updated census and intercensal surveys.

What to check before buying in Región 8

Región 8 has properties with long and sometimes complicated ownership histories. Unresolved successions, shared ownership among heirs or plots with unclear cadastral boundaries may exist. A thorough title study by a local notary is essential.

Check the building's physical condition: many houses in Región 8 are decades old and may need investment in waterproofing, electrical wiring and plumbing. If you are a foreigner, the fideicomiso (bank trust) applies just as in the rest of Tulum. Run due diligence that includes a physical inspection in addition to the document review.
