Costa Mujeres Guide: The New Luxury Cancún to the North

Blog→Costa Mujeres Guide: The New Luxury Cancún to the North

In a nutshell: Costa Mujeres is the fast-growing coastal development north of Cancún. It belongs to the Isla Mujeres municipality but sits on the mainland, 30 minutes from the airport. Luxury resorts like Dreams and Atelier already operate, the beach is quieter than the Hotel Zone, and the infrastructure is brand new. It is premium Cancún for the next decade.

Where is Costa Mujeres and what is it like?

Costa Mujeres stretches about 10 km north of Cancún, between Punta Sam and the Isla Mujeres municipal boundary. It is reached via the Punta Sam highway from northern Cancún: about 20 minutes from Puerto Cancún and 35 minutes from Cancún International Airport.

The landscape is pristine beach with white sand, turquoise sea and mangroves. Unlike the Hotel Zone, there are no 1980s buildings or congested boulevards here. Everything is new: resorts, residential communities, roads. The atmosphere is calmer, more family-oriented and carries an air of exclusivity reminiscent of the Riviera Maya 15 years ago.

Who should consider living or investing in Costa Mujeres?

Costa Mujeres attracts two buyer types. The first wants a luxury beachfront condo at a lower price than the Hotel Zone, with a quieter beach and modern development. The second bets on appreciation in a rapidly expanding area: several projects are in pre-sale with delivery two to three years out.

Vacation rental potential is high. The area's resorts generate tourist traffic and there is demand for private alternatives to hotels. However, the distance from the Hotel Zone's nightlife and restaurants may be a factor for some guests looking for nightlife.

How much does it cost to buy in Costa Mujeres?

As of November 2026 there is 1 active property in our inventory. Two-bedroom condos in new developments start around 300,000 USD. Beachfront villas and houses can exceed 2,000,000 USD. Pre-sale prices typically run 15 to 25% below delivery value, attracting early investors.

What services does Costa Mujeres have?

Costa Mujeres is in a maturing phase. Resorts (Dreams, Atelier, Grand Palladium) offer restaurants, spa and entertainment, but urban services are limited compared to Cancún Centro. Small supermarkets and convenience stores exist inside residential developments, but for major shopping you need to head to Cancún.

The nearest hospital is Hospital Galenia in Cancún, about 30 minutes away. There are no international schools in the area; the closest are in Cancún Centro or Puerto Cancún. Road connectivity depends on the Punta Sam highway, and a Tren Maya extension is planned that would bring the area closer to the airport.

What to check before buying in Costa Mujeres

As a relatively new development, many projects are in pre-sale. Verify the developer holds a municipal construction license, an environmental permit from SEMARNAT, and that the land is deregistered from ejidal status if applicable. Review the developer's track record: how many projects delivered and within what timeline.

As in all of coastal Quintana Roo, foreign buyers need a bank trust (fideicomiso). Request real-estate due diligence including permit verification, land status at the Public Registry and any federal-zone concessions. Do not buy pre-sale without a contract reviewed by an independent attorney.

Frequently asked questions about Costa Mujeres

Is Costa Mujeres part of Cancún or Isla Mujeres?

Administratively it belongs to the Isla Mujeres municipality, but geographically it sits on the mainland, north of Cancún. No ferry is needed; access is by road.

Is there public beach in Costa Mujeres?

Yes. All beaches in Mexico are public. However, marked access points are still few and most visitors reach the beach through resorts or residential developments.

How long until Costa Mujeres is fully developed?

Estimates vary, but developers speak of 8 to 12 years until the area reaches maturity comparable to the Hotel Zone. That means current prices reflect potential, not a finished product, which is both an opportunity and a risk.

Is there nightlife in Costa Mujeres?

Inside the area there are resort restaurants and bars, but no nightclubs or the dining variety of the Hotel Zone. That may change as the area grows, but today the draw is tranquility.
